Primary market has more choices, but sales are still close to last year

Real estate, Primary market

The one thing every seller in this market should know right now: there are more homes to compete with. The Real Estate Data Aggregator counted 1,880 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 10.7% from the same months of 2025. More choices for buyers means pricing and preparation matter more than they did a year ago.

That said, buyers are still buying. The Real Estate Data Aggregator counted 1,564 homes sold in the same period. That is down just 0.5% from a year ago. Demand is nearly flat. The market has not stalled. It has shifted.

Nationally, the picture is similar. Realtor.com reported active listings are up 6.7% from a year ago, the fastest pace since February. The Primary market's 10.7% rise is running ahead of that national pace. Buyers here have gained even more room to compare than buyers in most of the country.

Rates are adding pressure too

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate for 30-year conforming loans at 7.50% as of October 14, 2026. Those numbers make monthly payments bigger. That is one reason pending sales in the Primary market slipped 7.2% from a year ago, even as closed sales held nearly flat.

Each ZIP code tells its own story

The market-wide numbers cover 14 ZIP codes. Inside that total, some areas are moving fast and some are sitting longer. Here is how each ZIP code compared in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

ZIP 84117 stands out. The Real Estate Data Aggregator shows the median sale price there fell 22.6% from a year ago, to $620,000. Homes for sale in 84117 rose 59% in the same period. That is the sharpest inventory jump of any ZIP in this market. More supply and fewer sales can push prices down. Sellers there are feeling it more than most.

On the other end, ZIP 84081 saw sales jump 20.4% while inventory fell 13.2%. The Real Estate Data Aggregator recorded a median of 35 days on market there, 11 days shorter than a year ago. ZIP 84108 saw sales rise 38.9% and months of supply drop to 2.7. Those two areas moved in a different direction from the broader trend.

How fast are homes selling in each ZIP?

ZIP 84105 moved fastest at a median of 26 days, 4 days shorter than a year ago. ZIP 84005 was the slowest at 54 days, 5 days longer than a year ago. The Real Estate Data Aggregator counted 4.4 months of supply in 84005, up 0.5 months from last year. More supply and slower sales go hand in hand.

Which homes are still getting above asking?

In ZIP 84121, 27.8% of homes sold above list price. That share rose 3 points from a year ago. In ZIP 84093, the share fell 15.8 points to 14.6%. In ZIP 84106, it fell 12.2 points to 13.6%. Those drops are real. Sellers in those areas are not seeing the same bidding energy as before. Good pricing from the start matters more in those spots.

The national picture adds context

The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Prices nationally were up 1.3% from a year ago. The Primary market's price growth in several ZIP codes is running well ahead of that national figure.

Realtor.com reported that nationally, homes are spending one fewer day on the market than a year ago. In this Primary market, days on market moved in different directions depending on the ZIP. Some areas got faster. Others got slower. That split matters for how you plan a sale.

In short
  1. The three months ending August 31, 2026 showed a Primary market with more homes to choose from and nearly the same number of sales as a year ago.
  2. Inventory rose 10.7% while sales slipped just 0.5%.
  3. Prices held or rose in most ZIP codes, but a few saw real softening.
  4. Days on market and above-list sales varied widely by area.
  5. Pricing carefully and preparing well matter more when buyers have more choices.

One more thing worth saying. The market-wide numbers are a starting point. One street inside a ZIP code can read very differently from the ZIP as a whole. Sales on a quieter block, or in a specific price range, can tell a different story than the median.
